All you need to know about Land Allotment in TSIIC

Background

Telangana State Industrial Infrastructure Corporation (TSIIC) is a Telangana State Government initiative for providing infrastructure through the development of industrial areas.

Established in 2014, the purpose of TSIIC was to identify and develop potential growth centers in the Telangana State and fully equip it with developed plots/sheds, roads, drainage, water, power and other infrastructural facilities. TSIIC was also aimed at providing social infrastructures, like housing for workers near industrial zones, co-coordinating with the agencies concerned for providing communication, transport and other facilities. TSIIC also has active projects in the Public-Private Partnership Mode.

Recent News

In one of the recent articles published in the news, TSIIC cracked the whip on 225 industries for not setting up their units even after the land was allotted for free many years ago. The Corporation took back close to 1,964 acres from them. The government now wants to reallocate the resumed land to industrialists who are ready to set up their units.

The companies that have been allotted the land, should get the required permissions in six months and start production in two years. The ownership rights are granted only post-production. In case there’s a delay, TSIIC gives notice to the concerned authorities and cancels the land allotment.

The Procedure

The companies can e-file for land allotment applications via their website (www.tsiic.telangana.gov.in) and present the required documents separately. Once the application is filed, the following steps are followed –

Submission: The individual will have to submit a downloaded application form with valid documents in original at the Head office/Zonal Office

Scrutiny: A Sub-committee is formed in alliance with members from TSIIC, PCB, SFC, Commissioner of Industries, APITCO, technical consultants who will scrutinize the DPR & related documents and recommend the extent of land for allotment. Based on these recommendations, the State Level Allotment Committee formed with the same members will approve/defer/reject the application. The applicant will receive the decision of the committee on the same day through his/her registered mobile number.

Provisional Allotment: The concerned Zonal Manager will release a provisional allotment letter in favour of the applicant within 7 days along with the site plan after taking a decision on the allotment.

Payment of land cost: The allottee shall pay the entire amount of the premises/area of the allotted land as indicated in the allotment letter within 90 days of the receipt of the allotment orders. From 91st day to the 180th day, the outstanding amount shall be paid with the applicable interest rate. Beyond 180 days, the provisional allotment shall stand cancelled without any further notice. No request for restoration of allotment shall be considered.

Final Allotment orders: The Zonal Manager will issue the final allotment letter within 7 days on receipt of the entire cost of the land/plot/shed.

Execution of Sale Agreement and Physical Possession: Execution and Registration Agreement for sale of land shall be done by the Zonal Manager within 21 days on receipt of the entire documents in the prescribed format of TSIIC

Possession: Physical possession of the land will be given within 1 day after registration of the sale agreement.

Apart from these steps, the corporation also focuses on project implementation, and if there’s a delay in the implementation, as mentioned earlier, TSIIC has the authority to take back land that’s allotted. The refund of that amount will then be done based on the terms & conditions stated in the agreement.
